What should I look for in a home improvement/repair & remodeling contractor?

Your remodeling project's success will be largely determined by choosing the right contractor. The advice in this article will help you choose the right contractor and ensure that your  repair\remodeling or build experience is a positive one. The following section lists important qualifications you should look for when hiring a contractor.

  Construction & Technical Expertise:

Look for a home improvement contractor who specializes in the type of project you are interested in.  A contractor who is familiar with your type of project will understand important issues, such as the material specifications and the scheduling required to finish the job within your timetable. A well-established home improvement contractor should also have an in-depth structural knowledge of the homes in your community. The more familiar a contractor is with your style of home, the better equipped he is to deal with structural issues that may arise during construction. Also, a contractor who is familiar with the structure of your home can give you a more reliable estimate than a contractor who is not familiar with your type of home. A contractor should also be able to tell you what products and materials he would likely use for your project. He should also offer you several options when selecting products, materials, and techniques.

  Customer Service and Communication:

It is very important for a  home improvement contractor to listen to, and understand your needs and wants. While discussing your home remodeling or repair project, he should show enthusiasm for your ideas and suggest ways to make them work within your budget. A contractor should also alleviate any concerns you may have about your remodeling project. Ask the contractor for examples of how he has solved home improvement challenges that are similar to yours.

Be sure your contractor maintains a permanent phone line for easy communication. You will have questions and concerns during your project, and you will want to have them addressed as soon as possible. Communication is a key component in a  successful customer/contractor relationship.

Look for a contractor who places an emphasis on customer service. He should be friendly,  professional, and attentive to your ideas. When you check a contractor's references ask questions concerning the contractor's customer service.  Previous customers can tell you if the contractor offers the customer service you deserve.

How long does a Roof Last?

Your roof is the final barrier between you and the sky’s droppings so you’ll want to make sure it is structurally sound and impermeable to the elements.  Of course, there are many types of roofs with varying life spans so pick  your poison:

Rock Roofs: 12-15 years
Composition Shingles: 12-20 years
Shake/Wood Shingles: 20-25 years
Metal Roofs: 50-75 years
Clay Roofs: 50-100 years

However, Florida roofs take more abuse than other areas from the intense heats of the summer, adverse weather storms, and cool winter months. You should have your roof checked once a year for any areas that may be showing signs of excessive wear.

Picking the BEST?

The prospect of hiring a contractor for any type of renovations or repair work can be overwhelming for home and business owners alike. As a result,  many make the mistake of hiring the first. handyman/contractor that they find,  greatly risking their investment as well as their safety and peace of mind.

To take the stress out of the hiring process, the following step-by-step services hiring guidelines have been designed to help.

As with any other service, costs rise every year.  Meanwhile, your spare time always seems to be decreasing. Why hire a  disreputable, unlicensed contractor or handyman and risk poor workmanship, surprise costs, and a variety of other “headaches” and spend your valuable time on resolving problems?

It is critical to meticulously research and screen contractor leads and references for the following reasons:

  • A higher-priced company does not mean that it is more knowledgeable or trustworthy.
  • Similarly, a low-priced company could offer poor quality services that end up accruing higher costs in the long term.
  • Research enables you to ensure that the repair co., is adequately licensed for the services that they provide, that they have appropriate insurance coverage, and that they consistently complete work according to state laws and industry standards.
  • Research also enables you to discover whether any formal complaints have been filed against the company.

For best results, researching a reliable  service provider should proceed in the following manner:

  1. Begin by reviewing contractors license and insurance requirements pertaining to your distinct state and location. This will serve as the basis for your research...
  2. Gather as much information as you can about sources for the most reliable contractors, their scope of services, rates, workmanship,  adherence to schedules, demeanor, etc.
  3. Contact the candidate by phone or email and ask the contractor about their licensing. Even if a license is not necessary for your area, its lack may greatly limit their scope of services.
  4. Ask whether they have adequate insurance coverage for their services.
  5. Explain the project that you have in mind and ask a series of questions pertaining to their level of experience, whether they are an independent service provider or a company, the size of their team, etc.
  6. Review each candidate’s website for all the information discovered above.
  7. Narrow down your list of qualified contractors to 3 leads that appear the most reliable. Arrange a follow-up interview with each one.
  8. Perform a final evaluation of their licensing, insurance coverage,  licensing, experience, etc. Contact references and interview them about their experiences with the contractor.
  9. Perform meticulous research of their complaint history, if any, via the Better Business Bureau, and other similar organizations.
  10. After careful consideration, choose the most promising candidate.  Maintain open communication as you develop the terms of the project.
  11. Discuss the project in detail with your contractor\repair specialist, including the budget, scheduling, and any other relevant details.
  12. Create a formal, itemized contract outlining the agreed-upon work. A  contract for a lengthy or complex project may also benefit from evaluation by a reliable third party.

How much will this cost me?

Nothing inspires moans and groans from homeowners more than discovering their home needs unanticipated major repair. Liter here is; The 1 Percent Rule of Thumb. One popular rule of thumb says that one percent of the purchase price of your home should be set aside each year for ongoing maintenance. For example, if  your home cost $300,000, you should budget $3,000 per year for maintenance

That doesn't mean you'll spend $3,000 every year. It just means that, on average, over a span of a long time period (10 years or more), you'll spend around $3,000 annually, according to this rule of thumb

Actual pricing per project varies based on factors like the quality of the products, seasonal demand, the neighborhood, the experience of the Pro,  the complexity of the job, etc.

How do I know if my Hot Water Heater is working correctly?

The first sign of trouble usually comes several minutes into a  lukewarm shower – all of a sudden, you realize something has gone terribly wrong.

Fortunately, water heaters are nowhere near as expensive as a new roof. You can usually get away with paying somewhere between $300 and $900 for a water heater plus up to $300 for installation depending on the type of installation and any other parts that may need to be replaced. Tankless models are immeasurably more efficient, but much more expensive as well. Whichever type of water heater you use, having enough emergency money in the bank will make the purchase easier to stomach.

DIY vs. Professional: What Are the Factors to Consider?

Factors to consider when determining whether you should attempt to  complete a project on your own or seek professional assistance include:

  • Skill and experience: Be honest with yourself about your DIY skills and level of experience. What appears to be a simple job at first could turn out to be much more than you bargained for.  Mistakes can cause the cost of the project to skyrocket, and you may end up having to call a professional to undo the damage. Fixing a mistake will probably cost a lot more than if you had called a pro in the first place.
  • Time commitment: A more involved DIY project can take days or even weeks to complete. Consider whether you’re willing to sacrifice evenings and weekends to get the job done. In most cases, a  professional can complete the project more quickly and efficiently,  while minimizing lengthy disruptions to your normal lifestyle.
  • Local building codes: Most municipalities enforce building codes pertaining to home improvement projects such as constructing an addition, doing major electrical work or adding a deck or patio. In many cases, you will need to obtain permits before beginning the project. One advantage of hiring local professionals is that they are familiar with the permit process in your area, which can save time and hassles and help you avoid a code violation.
  • Possible dangers: Some types of repair jobs,  particularly those involving electrical, plumbing, or HVAC systems, can result in fire, structural damage, or serious injuries if they’re not done right. It’s important to know the potential dangers before starting these types of projects.

Home Repair Projects That Should Never Be DIY.

The following repair issues require the services of a trained professional:

  • Major electrical repairs: Any electrical projects that involve wiring can be extremely dangerous and should only be completed by a professional electrician.
  • Extensive plumbing work: Major plumbing jobs such as replacing a toilet, water heater, sewage system or whirlpool can cause flooding if not done properly, which is why you should call a  certified plumber to take on these challenges.
  • HVAC system installation and repair jobs: HVAC  systems are one of the most expensive and complex pieces of home equipment. Attempting a DIY HVAC repair can easily result in a costly mistake. In many cases, an HVAC installation performed by anyone other an authorized seller will void the system’s warranty.
  • Major home renovations: Extensive home remodeling projects typically require extensive HVAC, plumbing and/or electrical work that require the expertise of a professional.
  • Major room renovations Bathrooms & Kitchens:  Remodeling work more often than not have hidden obstacles the DIY may be challenged with or possibly harm themselves.  Major remodels require planning, in-depth knowledge of the work to be performed, and proper materials needed to accomplish the project on-time with a high-quality finish and in many cases require local permits.

The Bottom Line?

Whether it's a painter, plumber, roofer, major repair, or simple repairs,  contractors and handymen who are willing to do house repairs for significantly less than the competition are most likely going to cut corners that will end up costing you more in the long run. Trust me;  We repair other people bad work all the time. I speak from experience.
